Specifications

Every Harrogate garden room project is bespoke and unique. We work with you to create your dream garden room. However, as experts in our trade, there are certain build specifications and standards that we apply to ensure the end product is of the highest quality and stands the test of time...

Concrete pad base & framework

All garden rooms need to be built on solid foundations. That's why we use a concrete pad system. Not only is this a sturdy base to build on, but allows for levelling out slopes or uneveness across the footprint of your garden room.

The base framework structure is made from 4in x 3in C24 tanalised timbers. We choose to use C24 over C16 as its more superior in terms of strength, resilience and appearance, with few defects if any.

A weed control membrane is also added below the building.

The walls

Externally, we take the time to double batten the walls before cladding to allow for sufficient airflow. We then wrap the internal walls in a breathable membrane vapour barrier. All of this helps to prevent mould, damp and water ingress.

The internals

As standard we fit 12.5mm plasterboard and leave a plaster skim finish (decorating is not our forte!). We'll also fit 5in skirting boards and an LVT floor to your garden room as standard - both available in various styles.

Fascia

One thing we like to fit as standard is a timber fascia to match the cladding. Just because we can. And we think it looks fantastic.

Windows and doors

We strongly recommend choosing aluminium windows and doors over uPVC. Granted, they cost a bit more, but we think they are of a superior quality, look great and complement our garden room structures. You can also upgrade the windows to feature integrated blinds for extra privacy.

Floor & wall construction

We don't want you getting cold feet, so we use 100mm Kingspan insulation to provide warmth and sound insulation in the floor. We then lay resin coated floorboards on to the framework which waterproofs it for 60 days while we work on the rest of the structure.

Again, we opt for C24 structural grade 4in x 2in timber to create the walls. These are then clad in 11mm OSB and wrapped in a breathable membrane. 100mm insulation is used in the walls for heat and sound insulation.

The roof

To build the roof we use 5in x 2in C24 timbers. If your structure is over 3.5m long then we'll double joist for structural integrity. We then use 100mm PIR in the ceiling for a 'cold roof system' - this also helps keep our garden rooms within permitted development rules.

To ensure zero water ingress, we use 18mm tongue and groove OSB to form a flat roof and then install a EPDM rubber roof to completely waterproof the garden room. This generally has a 2 to 3 degree pitch to allow water to run off.

Electrics

So, you'll be needing some power. As standard we quote for 4 double sockets, 1 light switch, internal spotlights, 2 external downlights, 1 external socket, a WiFi controlled ceramic electric radiator  - but all of this can be upgraded and added to. We also sink the consumer unit in to the interior of the garden room. Connecting the garden room to the mains power needs to be priced separately depending on the length of cable/digging required, as is supplying and fitting a WiFi connection.

Cladding

As standard we use 18mm Thermopine cladding. This requires zero maintenance and comes with a 15 year guarantee on the wood. However, you can upgrade to a whole host of cladding options - from cedar and composite to ayous and burnt accoya.
